I know of an investor that owns a mobile home park. He uses a company called Submeter Solutions. He really is pleased with their services. I have not used them myself, so I cant endorse them at this time, but thought I would pass the info along.

I wouldn't think a contractor would go to the house  break in and put a lockbox on it for me .  Just so I can have other contractors come and get bids .  I need eyes  and boots on the ground  for this property .  What do you suggest in lieu of a property manager ?

So, we have a property under contract in Birmingham, AL. I'm getting some push back from PM's in that area that they want a contract and money in an "account" to be able to get eyes on the property and give us a rehab budget. I want to get several bids for rehab- so I feel that signing up with one PM puts in an obligation to continue with them. Any thoughts on getting eyes on this property from several contractors without getting PM's involved- or do I just need to get a property manager that is willing to put a lock box on without signing a contract with us. Is there anyone in that area willing to do that?

I am always looking for management advice Jake, but I'm also looking for at least one property manager that knows and manages D properties well. I have run into several companies that only want to deal with A and B units because they are "easy" to fill. In the meantime, I end up with tenants that don't pay, they trash the place because the PM co wont inspect regularly, and then ultimately get evicted or leave, holding me with unpaid rent I will never see again.  Its really frustrating. Then they tell me , "well, you have difficult units to rent". 

I'm trying to PM a couple of you, I think I need to send a colleague request first.

Hi All,

I'm reaching out to my bigger pockets experienced investors. Although I have been investing mainly in rentals for the past few years (both in my area and out of state), my first purchase has been, by far, my most challenging. Figuring I knew what I was doing, I purchased a 3-plex in Waterloo, Iowa. All the numbers seemed good, but I didn't know, that I didn't know enough going into this purchase. I have made things "work" for a while now, continuing to learn as I go, but I keep running into property management that gives me bits and pieces of info and insists that my units are "difficult" to keep renters in. No matter what creative idea I try to give them, they wont listen. Does anyone know of a great property management company for a "D" property that could provide some good and honest feedback for my units? Thank you for your time and advice!!! Its so appreciated.
