@Sean McDonnell I was just reading your post. I have a remodeled in law suite at my personal residence (my mom was there and passed away). I have been considering using as an Airbnb, but the hubby and son are concerned. Online reviews are mixed. If you could share your experience so far, that would be great. Its been a few months since this post-but has it still been positive?....is there anything you would do differently? Thanks!

I agree with @Rich Lopes to network in your area, call on bandit signs and see who is wholesaling in your area. We have a large buyers list because we find off market deals that cash flow all the time. And I'm not of the camp that says if you put down more money- then it cash flows. A good deal will give you at least the 1% rule-as it should. If I made a bad deal good just by throwing more money at it- its still a bad deal. I have worked numbers my entire career in accounting and good math is just that-good math. You can make any deal "sound" good if you throw enough money at it-don't do it. Again-just my thoughts and opinion.

@Jay Hinrichs Thanks so much- you always give really in depth answers to questions and all the experienced people like you give such great info on this website, which is why I joined. Years ago, taking a few guru courses myself, Sub 2 was all the rage. Never was able to put one together- I kinda think that was a good thing- at least for me, now that I have read this post. :)

I would agree with @Patrick Moynihan that Kitsap County is a great place to find properties fitting the 1% rule. We have a contract available to assign that beats the 1% rule, but needs an all cash buy in and would need to be a long term rental. Please PM me if you would like more info.

Interesting enough, we are finding that some hard money lenders will not fund a deal we are wholesaling unless the wholesale fee is only a max of 10% of the purchase price. It most cases that works fine, but if its a hot deal, then the investor/buyer would pay anything above it out of their own pocket. Its a new spin for us. 

This has been quite a thread. A lot of great comments-bottom line-If you are running an honest business with disclosures on both sides, wholesaling or not, you will get repeat business and be able to help people who, for reason of a life problem or house problem, can't sell on the MLS. We provide a service that does have value as we walk many of our sellers through a difficult situation. We have many testimonials to prove people are happy and have benefited from what we did. We wholesale, fix and flip, owner finance....we offer solutions to people who didn't think they had any option. And I am proud to say the company I am part of does all that. Its the only way I would ever do business.
