@Don Channel Hello! Newbie here too, interested in much the same as you. Look at the top of this page at the tab called "education." I just discovered that @Brandon Turner has a video course for beginners that is a really nice overview of real estate investing. He also puts on a free webinar every week, which gets advertised on this site, and there is a Bigger Pockets "Ultimate Beginner's Guide" that is also free to download. Check out the Bigger Pockets podcast, and of course browse the forums here. Also consider going to some local meet ups when you find yours. 

I think it's Paul Timmons who always has a good standard welcome for newbies but I can't tag him somehow.

Hi @Mitchell Kane! I'm a newbie around here, too, so I'm interested in the replies. Sounds like you have the general idea. Wouldn't be surprised if there are too many specific examples of potential tax advantages to even mention in one reply! Maybe someone has a book recommendation for learning the specifics? Or maybe we will learn the specifics along the way as we investigate potential niches for our own investments.

@Ashley Abramson I think that's a great summary of the feedback, and I was JUST thinking about you and these discussions, so it's fun to receive this alert now. There is so much to learn about how this sort of partnership could work before jumping into one, but it's exciting to feel that we can make our own rules as long as it makes sense for both parties. I'm starting to feel the sense of control and creativity that makes real estate investing so appealing to many of us when compared with other traditional (and reasonable) investments like stocks. :) 

Would of course love to hear any more advice, insights, or personal experiences from people who have formed such partnerships in the past. Such a great community here!

@Sam Lin makes a great point! @Brandon Turner (and probably many others) call this "house hacking" where you buy a multifamily property (like a duplex/triplex/fourplex) and live in one of the units, or create a multifamily situation within what would otherwise be a SFR by renting out part of it and living in the rest of it. It's advice that people having been giving to first time home buyers for years, apparently. Wish someone had told ME about that strategy years ago! :)

Anyway, just chiming in here. I'm a newbie; I don't know how to advise you on your particular situation in a logical way, but I'd be tempted to keep that townhome too. :) Best wishes!
