I've been to two different meetings (one each) with these groups so far, and there are plenty more meet up groups (meetup.com) focusing on real estate that I haven't checked out yet.

Hi, @Kyle Keever! I'm a newbie in Bellevue -- yet to make my first deal, but learning! This is a great place to meet people from all over the country/world, but you'll definitely want to hang out with some locals in person.  I'm going to a meetup Friday night in Kirkland hosted by @Troy Fisher, and there are others. Highly recommended, to meet other investors and start making those real life connections we all need to help each other move forward.

Just wanted to thank everyone for this advice, since I am in a similar situation with my husband: I am the one more inclined to take risks, and he is very security minded. Solid ideas here to prioritize the relationship, be creative and/or use concrete information to reduce the anxiety of the spouse. And to remember that there is good reason to be concerned! Nothing is guaranteed. Best of luck, @Tony Sessa-- let us know how it goes!

Awww, the energy here is so amazing! I can almost feel @Cassie Sherie's crackling from here in Bellevue. :) And @Gino Barbaro, I always enjoy your posts. Your perspective on the "good times" is invaluable to those of us just starting out in hot markets -- the fact that the game is always the same (as you outlined it) and low prices due a low economy mean other troubles, so it's never all perfect. Always takes the same diligent work. Thank you for that!

 @Joemade Scott Carter congrats on your emigration out of Analysis Paralysisland! Now your passport will start looking very interesting. haha

Your point about a credit pull was interesting to me as a newbie still learning the basics. I could swear that the video course @Brandon Turner made (see education tab at the top of BP site) suggested that hard money lenders make their lending decisions based on the asset rather than your credit -- sometimes without even checking your credit. Maybe this is only after you have built a relationship with them already? I'll be rewatching those videos a few times anyway, but...

...If anyone has experience with that detail of using a hard money lender, I'd be interested in hearing it.
