@Melissa Parrella I'd remind them of the policy, and/or consider charging them a pet fee. 

If it violates your agreement with them, you could also consider eviction (if it's something you really want to pursue). But, you'd have to go to court to evict, so if the pet isn't doing damage, it might not be worth it. Try to discuss the matter with your tenant.

@Leela Gutta I'd encourage you to look into sunbelt states. Alabama, Arizona, Florida, Georgia, Louisiana, Mississippi, New Mexico, South Carolina, Texas, North Carolina, Nevada, and Utah are all sunbelt states. Also, look for markets that have experienced strong job and population growth in the recent past.

@Neil Martin There are many ways to invest in real estate! You could be an active investor, where you find deals, put them together, and implement your investment strategy. Or, you can invest as a passive investor. You provide the funds for a real estate deal, but have a hands-off role (which means you have no control).

@Andrew Semler Communication Skills (networking and negotiating), Math (underwriting deals), Critical thinking (for solving problems or "putting out fires"), mindset (for the inevitable ups and downs of real estate and entrepreneurship),  and economic competency/financial literacy (for understanding how the bigger picture concepts and current economic trends will impact your specific business).

@Laura Baugh Finley I think it's a good idea to target those rural markets that are tied to these metros, as long as they're in the path of development and you see them growing. Also, your predictions should be supported by evidence (like historical population and job growth).

@Justin Moy I'd also encourage you to find a local real estate meet up in your area. You can attend one and ask other investors who attend what property management companies they use. Word of mouth referrals will likely lead to more qualified PMs than other means.
