@Denver Watkins How long have you been cold calling? Some wholesalers take 6 months, others take 2 years, some take 2 weeks. Don't lose faith. Your first deal will come.

It depends on your market, and your sales skills. Read Never Split the Difference and Sell or Be Sold to improve your negotiation skills.

@Vincent Aguilar Educate yourself, then take action. Listen to Wholesaling Inc podcast all day, every day. After two weeks of listening to the podcast, pick a market, skiptrace a list from Listsource using Batchskiptracing, get Mojo Dialer, and start cold calling. The sooner you take action, the sooner you'll close on your first deal!

@Nathan Bachman Wholesaling Inc Podcast is 100% my favorite wholesaling podcast of all time! I cannot recommend it enough, especially for beginners.

@Evan Davis Skiptracing works, depending on the service you're using. Batch skiptracing is good.

@Vincent Aguilar Pick a market. Then, pick a marketing strategy. Then, pull a List from Listsource. Then, skiptrace the data (you can use Batchskiptracing). Then, you can start marketing. (EX: If you choose cold calling, get Mojo Dialer and start cold calling your skiptraced list).

Educate yourself as you go, but the most important step in this process is to TAKE ACTION!

This is awesome! Congrats, and good luck. I hope it all goes well. Do you plan on acquiring properties around this same unit size, or scaling up? @Chris F.

Nice to meet you @Gabriele Uberti. There are many events in Florida I'd encourage you to attend to network. Also, eventbrite.com and meetup.com are great places to look for meetups and networking events in your area. Good luck!

@Dustin Murphy You can search meetup.com, eventbrite.com, and https://www.biggerpockets.com/...

@Junard Lane I'd also look for local investor meetups and attend those. You could network with other investors face to face and find ways to bring them value. Meetup.com and eventbrite.com are great places to start.
