Hiding a Dog and Poo!

Hello!

Found out through our HVAC guy that our tenants are hiding a dog because he stepped in a pile of poo inside the house...

How have you dealt with tenants who have hid pets?!

First off I hope this dog poo vs a human turd laying on the floor but as they say it happens.  Just be direct with your tenant and tell them about the report and either have them pay the pet rent and deposit you usually charge or tell them to get rid of it.  If there is a turd on the floor I would lean to get rid of it as that’s not a good sign.  You are most likely going to now have a tenant that doesn’t have a pet but an esa and you will have to navigate that process but use petscreening.com to verify.  Could also be a visiting poopetrator but that is specifically not allowed on my lease either and they would need to have it boarded.  If you want to catch the dog there have a friend knock on the door and see if they hear or see a dog.
