@Justin Goodin This looks like it has a lot of potential! Do you know what a typical timeline is for permitting, assuming you need to obtain permits? That would be something I'd look into, because that can impact how quickly you can convert the units and start cash flowing! 

@Christian Olivo I'd encourage you to look at the Sunbelt states. Alabama, Arizona, Florida, Georgia, Louisiana, Mississippi, New Mexico, South Carolina, Texas, North Carolina, Nevada, and Utah.

These states are growing, particularly Florida, North Carolina, and Texas.

@michael I would say to be cautious. It can take a while for you to get your first deal. Lead generation is a long play. So, you speak to a seller one day. It can take weeks or months to nurture a relationship with them and get them to want to sell. So, be careful.

If you do, make sure to have a few months of expenses covered in savings.

@Dexter Harris We find PMs through word of mouth referrals from our personal network. 

You should find a local meetup (either on meetup.com or eventbrite.com or https://www.biggerpockets.com/...) and ask other investors who attend which contractors they use. 

You want to make sure you get a referral from a credible source as well, because a good property management company is critical to the success of the property.
