Looking for cash flow markets recommendations

I currently live in San Francisco Bay Area and looking to invest in out of state markets for cash flow. Can you recommend few good markets that has good cash flow.

I know this isn't what you were asking, but if I were in the Bay Area, I'd look to find a multi-unit in Richmond or similar place.

I've done the out of state thing... it's not terrible, but it's not great either. But I'm using the current RE craze to exit all of my OOS properties as I've found that my multi-units within CA simply perform much better and have appreciated much more as well. Select the right tenants and these properties virtually manage themselves after you stabilize them within your first year of ownership. It's been several months since I visited one my properties. 

Of course, folks in the Midwest and the South have built a lot of wealth also, but it really does help a lot if you're local to the area. OOS investors can do the same, but you really do need to spend a lot of time and effort in getting to know the area very well and also finding a few people local to the area that you can trust and will help you.

Finding a suitable property in Richmond isn't a cake-walk either. I spent about a year's worth of searching before finding my most recent property in LA. But a deal is only a deal if they're relatively rare, right?
