I am having issues getting financed for a loan as well since I do not have a w-2 income being a business owner. That being said what I am doing is wholesaling/ bird dogging deals until I have the funds to purchase a 40-50k property outright that is turnkey ready!

I would check out the BP marketplace when your ready to purchase a property(not necessarily for wholesaling) but for a rental. A lot of people post pretty decent deals that have either already been rehabbed or it needs some light TLC. Being that other investors are the ones posting, you can typically find some good deals. This is where I will most likely start buying rentals from.

A few suggestions to get the most out of the site...

1. Pay for the Pro membership! You shows your serious, you have access to all kinds of useful tools, and you can go back and replay any webinars. Which for your goals I’m sure you’ll find something useful!

2. Listen to the podcasts! Tons of great information from people with a ton of experience!

3. Network like crazy! Go to local REI meet ups, post on the forums, get your name out there!

One of the best suggestions I can make is to pay for the pro membership! They are increasing the price of it here pretty soon. There are so many benefits to having a membership including calculators to analyze deals, member searches and you can replay all the webinars they have done as well! It also shows that you are serious about REI!

Great move going back to Denver, I lived in Castle Rock(between Denver and CO Springs) for about 8 years before moving out to St. Louis.  Still have some family out there. Absolutely gorgeous state.

I absolutely LOVE the Fort Walton/Destin/Santa Rosa area. I have been there multiple times on vacation and my 5 year goal is to be able to move there with my passive income from the St. Louis market. I would love to connect more and keep in touch.

What have you been seeing as far as market activity down there? I am extremely interested in investing in either an Air BnB property on the beach or renting it through another "weekly vacation rental" website.

I was grew up living in Hawaii for a few years when I was younger so the ultimate goal is to live by the water! Thanks and enjoy the site!
