@G Pyros Something I have worked on, in my local market, is a country club for real estate. It can take more a "hobby" approach to real estate. I think it is possible to do a couple flips and stuff like that but it depends on what you want to accomplish.

@Nik S. Keep strong with your offer, and follow up. If the building needs this much no one is going to be able to get financing for it. As long as you follow up and stay consistent he will come to realization it is worth what the market will pay

@Paul Fagot Most likely reason, I can think of, is the the seller or buyer is not a credible source. Is a broker selling the deal or private owner? 

If you get a confidentiality agreement signed by the buyer it could help.

@Robert Y. you should work backwards and try to figure out what your looking to accomplish. If it is cash flow, you should be able to get more outside of your local market. I would love to talk real estate and see if I can help in anyway.

@Prasad J. on listsource and other websites, its an option. They do the research, like anything its a numbers game not always the most accurate

I financed the deal with a small local lender. It is a recourse loan, they just looked for liquidity and balance sheet. We got a great loan for the type of property it is, we bought a property that was a disaster and got 5.25% 6 year term, 25 year amortization. We actually are looking to sell or refinance, currently have a Fannie Quote on it
