Renovated duplex in Convington, KY the first floor tenant just moved out. We are looking for a tenant now and have some applications, but this would be a great first complex to live in and rent out the other unit. Nice property, great location, and perfect starter investment or piece of a portfolio.

@Kevin Wiley I am looking at a larger complex in Tampa, 244 units. We don't own anything in the are and would sell it off, but I don't know if that is too large for you. If you know or @Shane Odom may know a buyer we could make something work

@Taylor Exline-Ward I love that area!! We currently own about 30 units in the area and just sold a 6 unit. We are always looking for new people to network with and also currently getting ready to sell some properties. Would love to set up a time to talk about potentially selling some properties or just meeting some new people

Our free monthly meeting will focus on the topic of multifamily property and the due diligence process. This can be one of the most important steps in acquiring property - you want to make sure that you are really getting what you are paying for after all!

While it is impossible to cover all the areas involved in the due diligence process, there are a number of problematic areas that are more common. We plan on discussing the process of due diligence, what to look out for, how to avoid these problematic areas and what you can do if you have a property under contract and discover that there may be some discrepancies that were uncovered during the due diligence process. Most people may not realize that a successful deal is created at the time you buy at the negotiating table, not afterwards. This is why it is so critical to be aware of the due diligence process!

@Gentry B. Larger multifamily is a great space. I think the first question to ask youself is what are you looking to accomplish? This will help you work backwards to find the type of deals you want to target. The question you are asking is a little too broad, but if I can give one piece of advice make sure you have great management and KNOW the submarkets!!!
