@Marc C. & @Steve Kehoe I think just connecting with the right people hear can help you out. There are some great syndicators here who can explain their process and also those crowdfunding sites can work also. I do multifamily acqusitions and syndicate all my deals, but all my investors are registered on my website and I have an 30 min consultation with all of them prior to doing anything.

@Aaron Hurst How many units is the property? I own C and B assets and our cash-on-cash is 10% plus on those assets. 

@Nathan Estochen it also depends on the contract you guys signed. Make sure what you are looking for is spelled out. For example I am closing on a deal in November and the closing date is suppose to be November 14th, but do to the obligation of their current mortgage what we negotiated is that we will close on the last business day due to certain payments etc. We have no penalty for not closing on the 14th and on top if they are not ready we actually benefit.  We have also negotiated certain security deposit and management fee deductions.

I would go back to the contract and reach out to your attorney. 

@Sameer Jain Your definitely asking some great questions!! I would love to jump on a call and answer some of these questions in more detail. I like the idea of cash out refi into some larger deals, but first have to ask what are you looking to accomplish? Getting that equity out and putting it to work for you is an amazing idea.
