Post: Having trouble re-renting property

Currently, I'm having great difficulty finding an excellent tenant to move into my house. The tenants in the home currency will be moving out at the end of this month; August 1 is the first day my property will be available for new tenants to rent and move in. I've had the property listed for eight days now and have had many inquiries. The issue is that after I prescreen over the phone, I send the prospect my rental application to fill out and send back. Not one of them has sent it back. I've got to be doing something wrong if I'm sending the rental applications to several people and not receiving them back? I don't charge for my application, but I'm wondering if I'm too aggressive and stringent on the application. I have important things BOLDED and set in ALL CAPS and have many words UNDERLINED and use exclamation marks.

Could this be turning off the prospective tenants? I'm just trying to make things clear and keep myself safe from getting a bad tenant. Any advice? I have my home listed on Avail. Co, which syndicates to Zillow.com, realtor.com, Hotpads, and a couple more sites. I have a "For rent sign" posted in my yard as well. So far, it's been just prescreening over the phone, sending applications, and never hearing or receiving anything back.

Currently, I'm using avail.co to collect my tenant's rent. So far, I don't really like using this site due to the representatives and people supposed to help you. They're slow and don't communicate with you. Does anyone know the best site to use or the best method or approach to collecting monthly rent payments? I want something automated, and I know I'm going to get paid. I don't care for checks anymore because there are so many mishaps that happen using them and I feel checks or old and outdated now when it comes to collecting rent.

How can you make money in real estate that is quicker than buying and holding rental properties? I need something more like a job to keep me busy throughout the day to make money to reinvest in rental properties. I'm 23 and in college full time. I own 3 rentals currently but don't have enough money to put another down payment on a home. I want to buy more rentals.

What's the quickest way to get your property rerented out? I got 30 days to notice my tenants of four years are moving out. I'd like to have the property rented by august 1; that would be a month to get it rented out. If I can't get it rented out by then, what would I be doing wrong? The market where I'm at is booming right now; the issue is I'm getting many applicants that don't meet my criteria.

What is the best site to use for running credit reports and background checks on rental applicants? I can't seem to find one. I don't want to have to pay $20-30 for each report; that would be a lot of money if I were paying that for each prospect!

I currently was looking at a fourplex to invest in; the only issue is that all 4 of the units were running off two electrical meters, one water heater, and two AC units. The landlord was charging the tenants to pay all utilities, which I never do. I make the tenants pay all utilities. It was tough for me to run the numbers on this property because I didn't know how to deal with a situation like this where there wasn't a separate meter, water heater, etc., for each unit. I ended up walking away from this deal due to incompetency and lack of knowledge of dealing with a property set up this way with all their utilities.

I have two college students interested in renting my property, over the phone, they sound a little immature. But overall, their credit report and background check are fine and they have no liens or judgments against them. I'm more worried about them partying or trashing the place because they just think it's "a rental home" and won't treat it like their own... Also, they have no evictions or bankruptcies, but that's because they're very young. Would you rent to college kids? This would be their first rental home ever.
