If you were 23, had 1 duplex that you owed $115,900 to the bank for the mortgage, and a single family home that you owned free and clear that's worth around 160-170k and $100,000 liquid cash in my bank account, what would be the next step do you think to make my money grow more for me and leverage my money as best possible... As a landlord, how often should I be doing inspections on my home? Also, what exactly should I be looking for, things to repair or fix... For HVAC Filters, how often should those be changed, and is that the tenant's responsibility? I have it in my lease that they're supposed to maintain them, which I doubt any of my tenants ever do.

If I wanted to purchase an apartment complex, where would I start? I’m 23 and have the capital, but I have no knowledge or experience with owning apartments. What all would I need to learn and prepare for before have to succeed?

I hear people all the time say you can make money with no money down in real estate. How could I purchase an investment property with none of my money and still cashflow? Also, debt to income ratio is a thing lenders look at. My ratio is high so they won’t lend me anymore money. How do the big time real estate investors get around this? This rule should apply to them as well, so how do they manage to still keep buying more deals

I'm looking to find a mentor I can meet with and be around them in person? How do you find these people to learn from and build a relationship with. I have the money, I just need knowledge and guidance is the main issue.

There's no physical damage, the issue is when the garage door comes down, it makes a really loud noise and kind of comes slamming down. I'm thinking it might be something with the spring on the garage door? There's no physical damage, so I'm not sure how I could prove it is the tenant's fault. It's overall just a garage door not operating correctly.

I make sure to put in my lease that tenant pays all utilities, what would happen if they stopped paying? would I have to pay the utility company myself? If so, how can I work around this to where I would not have to make up for their payments

Hi, so I just got a 30-day notice that my tenants will be moving out. I plan for my property to be available for rent on August 1. There's one issue, the tenant pointed out that the garage door does not close correctly which it doesn't.. When these tenants leave, can I use the security deposit I have to pay to fix this garage door issue?

What's the best free sites out there to screen tenants for a credit and background check? If there isn't a free site that's fine, just trying to get an idea of the best sites to use. Also, should I charge my tenants to pay the fee it costs when they apply to be renters? Because if it costs to screen them, shouldn't they pay for it if they're "serious renters." The money shouldn't be an issues then...

I just purchased a duplex, the outside of the property is messy and needs to be cleaned up. Do I have to notify my tenants every time I will be outside the property working? I'm not working inside at all, solely outside. Also, my tenant has a ton of miscellaneous stuff in my backyard like fishing poles, trash cans, boxes, etc that isn't a good look and it needs to be cleaned up. I texted her and told her it needs to be cleaned up in 2 weeks and that I would be checking to make sure it's all removed. If it's not removed in two weeks, what would be my next step?
