Here's the dilemma, my grandfather was a self-made millionaire, not a big-time millionaire, but probably a net worth of a 7-10million. He always told me, "never do business with anyone but yourself." He said that if you partner with someone, only partner with your wife, not any other family members because it could cause problems. I understand the wisdom in this, but I didn't inherit 1 million dollars like him to start something for someone like me. I'm worth 340k right now, and for me to grow more, I feel like I have to partner and invest with other investors to keep things moving forward. Thoughts? Or should I continue to grow my money myself with what I have? Plus, If I partnered with someone, it would be with someone I hardly know because no one else in my family invests besides my grandparents. I don't have any friends that care anything about investing or becoming an entrepreneur.

Are there any websites out there that can find and calculate comps near your subject property without you having to do all the work looking for yourself? Something where you just plug in whatever information it requires and then tell you rents and what not based on a certain radius from your subject property? Thanks!

Hey guys, so about myself, I buy rental property strictly for cash flow; something that's been on my mind is when people usually sell their properties? I've heard several different answers, such as,  "once the depreciation runs out." Or "sell after 10 years." I've even heard people say, "never sell your rental properties, keep them forever and collect the cash flow..."

After showing my property to a prospect today to rent my home out, I mentioned asking if he had enough income to make the payments and that I want to have a good renter because my previous tenants that are moving out at the end of this month always paid on time and were amazing tenants for four years. After saying this, he said, "Man, I could pay 6 months in advance if you'd like." what should I take from this, I mean, it sounds enticing, but I feel like there's something suspicious when he would say something like this...

How did Robert Kiyosaki and Grant Cardone get so big? They made their money strictly from passive income. They did not have an additional job to have "extra income" to qualify for more loans. They started from nothing like I am. There's always away. Just have to figure out how to get another loan to purchase an apartment complex while I'm in school full time with no job.

I've tried multiple big banks near me, I've tried small credit unions, and I've tried lenders who lend money from different states with their own lending programs. It's just confusing because the rich get richer by borrowing more money/debt, which I need to continue doing as well. I have 100k liquid cash in my bank account, I have a single-family home paid off in full worth 150k roughly, and a duplex I owe 115k on in debt for the mortgage. I don't see how this is a stopping point in my investing career. I need to keep moving forward and buying bigger and better deals. How though is the question. Truly, the next purchase I'd like to make is buying an apartment complex; how could I make this happen based on the information I've given. Thanks, guys, so much for your feedback. It means a lot, really.
