How to make money in real estate without rental properties

How can you make money in real estate that is quicker than buying and holding rental properties? I need something more like a job to keep me busy throughout the day to make money to reinvest in rental properties. I'm 23 and in college full time. I own 3 rentals currently but don't have enough money to put another down payment on a home. I want to buy more rentals.

If you own 3 rentals at 23 and are tapped out on money, I don't understand why you are looking for more. You have a good foundation, great for your age. You should be focusing on making sure your 3 properties are cash flowing at maximum capacity and I would be putting money in to reduce the future CapEx instead of trying to get creative to get another property.
