What's all involved to start up an RV and Boat Storage Business, Also I'm interested in a washer and dryer business? Or loaning my own money for high interest like "Cash for title" businesses that you see. How would I get something like this started

I would like to become more acquainted with local investors, I'm young and want to learn as much as I can. How do I find mentors or people I can mastermind with?

Is it bad to own rental property when it has a basement due to potential flooding and getting water in the basement?

I own 3 properties, due to this I no longer have enough money to put down another down payment on any piece of property. I would like to buy a property with 4 units or more. How could I get a loan for something like this when I have no money to put down? Also, My debt to income ratio is high, how do the rich get richer and keep buying more and more properties whenever lenders look at your debt to income ratio.. They won't let me buy another property because my debt to income ratio is too high and also because I don't have a job because I'm in school full-time. How do I manage to get around this roadblock?

When a tenant moves out of your rental house, what all needs to be done before re-renting your home? Do I need to fix anything or clean anything in particular before listing my home for rent again...

I just got called by a great tenant I've had for over 4 years that him and his wife are planning to look for their own home to buy. He's not sure exactly when they will find a place, he mentioned that he will make sure to give me my 30 day notice. What I'm worried about is that they might find a property in the late fall or early winter and then it's going to be hard for me to find a tenant to move in. How do I deal with this situation when I've had such a great tenant for so long but then he tells me they're thinking of buying their own place but don't know when it will be. Could I start showing my property now and find a tenant that would be willing to move in once these tenants are out even though it could be potentially 6 months down the road before they ever actually find a place.

How do you make your tenants pay rent Nathan? Do you think having tenants pay by check is not the way to go now days....

Is there a site that can help you find comparable properties that are near the property you own?

Just an example: currently I'm getting $700 rent a month, say in the next two months I bump up the rent an additional $100 per month and then the tenants say they will pay the extra $100  but then they actually don't.... What would I do in this case scenario
