I have a tenant whos planning on moving out and buying own place

I just got called by a great tenant I've had for over 4 years that him and his wife are planning to look for their own home to buy. He's not sure exactly when they will find a place, he mentioned that he will make sure to give me my 30 day notice. What I'm worried about is that they might find a property in the late fall or early winter and then it's going to be hard for me to find a tenant to move in. How do I deal with this situation when I've had such a great tenant for so long but then he tells me they're thinking of buying their own place but don't know when it will be. Could I start showing my property now and find a tenant that would be willing to move in once these tenants are out even though it could be potentially 6 months down the road before they ever actually find a place.
