Property management is a decent job to get yo in the door of this business. Unfortunately, it is far down the hall and you will have a long way to walk to get to investor status. Generally speaking, yo do not need an abundance of capital to get your career popping off in REI. Finding leads can be done for almost no cost. Finding buyers is the easiest because they literally gravitate towards good deals. Your only real expense at least in the beginning would go to Newtorking/Marketing materials. This is your biz. cards bandit signs, maybe your REI club membership. Other than that, gain your knowledge in the trenches and here on BP. These guys won't let you slip!

I don't think I agree with that. I have found buyers simply by doing simple free phantom marketing. Sellers, on the other hand, are plentyful but often lack the necessary motivation to lock down great deals. But buyers find great deals if you build it they will come fam.

That really depends on how YOU feel about the situation. Some people prorate day for day. I think its a little stiff to be that stingy. It is a business though not a frat house!

I'm with @Wayne Brooks on this one. They probably have no clue what kind of "flips" you are attempting, therefore are out of line and owe you an apology!

Go to the Local REI club and shake hands and make friends. When you find someone cool, approach them with honesty. Offer to take them to lunch and have them consider your apprenticeship.

The question is will the money still be there! If there is equity after the rehab it is a great idea! " If there is grass in the infield, PLAY BALL!"
