They're are just so many variables to this question. When it comes to your portfolio 20 properties looks and sounds great. That may be too much for someone without the staff our organizational skills to handle a portfolio like that. Then again if you have 20 war zone properties, you might be able to up your income and save a headache with 10 luxury spots. Some people work better in a more demanding environment. If they tell you 20 is too much I say go for 30 and let em hate!

Marketing your services and remaining active in the market. Business cards, flyers, postcards, bandit signs, any direct-mail campaign, these are some of the small expenses necessary to keep any real estate investor's business actually work.

There are a couple of people that sell those Leads in a list source for the whole Harris County, monthly for under a dollar per lead but you would have to spend about 500 to get that deal. Which is still a great investment that will save you a lot of legwork!

Its always the luck of the draw with direct mail! I've achieved up to 18% response rates mailing to my Probate Lists. A lot of the time You get greater results on the follow up letter or call. Like @Reggie Youngblood was saying you have to apply Law 23 and Concentrate your forces.
