Hello everyone! It's seems that it's easier to find sellers, but more difficult to find buyers, any advice on creating a buyers list

This is a great topic and thread! I think building your buyers list and finding private money has more priority than finding motivated sellers. It took me a long time to figure that out. I market to cash buyers consistently just like I market to motivated sellers. Here are some of the things I do, some of which is done using a VA.

1) Get a list of cash transactions from Listsource or MLS (from your agent). I send direct mail (postcards) to these people.

2) Places ads on Craigslist (real and ghost) I pay someone to do this and they post a minimum of three times per day in the same section! Even more if I have several specific properties.

3) My VA does web research, reverse searches using Google, Manta and the Department of Corporations in my state. We also skip trace some of them if we can't find the information. We pay .25 ea for address and phone number and then we call these people.

4) I place bandit signs out when I have a property for sale. I also place phantom signs too. I pay someone to do this from Craigslist.

5) I currently have a new list of 1,200 cash buyers phone numbers who have purchased in the last 12 months. I'm paying a VA to call these people. $3 per hous for 4 hours per day. A whopping $12 per day!

VERY IMPORTANT

I always capture their information!

I use squeeze pages with autoresponders (Aweber), analytic tracking numbers on all campaigns and short codes i.e Text CASHDEALS to 123456. So regardless of how they contact me I'm getting their information, even if they just call my phone number ... It's all recorded and I can see how many calls I got from each campaign!
