It depends on your market. In my market it’s typical to place new stove and dishwasher, for a median price house. Stainless steel appliances cost a little more but imo get a buyer a little more excited.

That dry scrape technique works very well you just can’t be to heavy handed with taping knife. A 10 inch knife usually works best and you have to dust the ceiling very well after your done.

The only real reason to replace it is if you needed to demo it to get to electrical/plumbing behind it, or if there is a mold issue or ongoing water issue. Stains, cracks, holes and tape joints can all be fixed easily rather than replaced.

Don’t count on someone’s else numbers, especially the person trying to sell it. Brian is right that house looks like it could go sideways pretty fast. Out of state investing is not for the faint of heart, without good systems in place flips can go south fast. Getting the numbers right on a rehab is critical.

My main real estate goal is to flip 5 house and have them on the market, and build cash reserves to $50,000. I set smaller goals each week and month to get me to my bigger goal. Some may call that a to do list lol
