I’m in the middle of a flip in downtown Wichita and was thinking of listing it on air bnb or home away once I get it done and staged to produce some revenue while it’s on the market. Anyone ever done this and if so what were the pros and cons? I realize showings would be affected with guests being there but thought more of utilizing open houses when I can plan the dates and avoid guests. Thoughts?

Love the info in this thread. My question is as a house flipper is an S-Corp the best structure and if so can the title work be done in the corporation name or will the houses always be in my individual name? Thanks in advance.

I’m debating the same thing on a flip, went about 4 weeks long on the Reno and listed the day before thanksgiving with 5 showings and feedback basically saying the location is not ideal but nothing about the price being high. I was trying to avoid a holiday listing at all costs but thinking now I will pull it soon and repost after new year same price.

Do the analysis diligently, if the price is right on the buy side and if you have an accurate rehab budget house flipping can be a good income. Don’t forget to include your holding costs. J Scott’s book is full of great info.

I wouldn’t pretend to suggest what you should do, just throwing out some options that you could check into. Taking out a personal loan will definitely affect your conventional loan process. As a creative financing option it’s worth seeing what your good credit can do for you. Know that any personal or signature loan you have will affect your debt to income.

You could always check into a personal loan. With good credit you can get a pretty good rate and enough to use as down payment or fund an inexpensive deal. Discover Personal loans are good.
