If your buying REO off the MLS there should not be any problems per se, although many REO are simultaneously listed on auction sites like auction.com or xome.com. and is not without hassles. The things to be wary of are tax or other liens and redemption periods when dealing with real estate. You will run into these at trustee sales. This is all very state/county specific though so check into it more.

I agree with Facebook Marketplace and I have also used Thumbtack.com. With any hire though be concise on the scope of work and call references. I have been weeding out a lot of trade specific contractors to find a couple of gems, so far its been worth it.

Agreed vinyl plank flooring, stay away from the dirt cheap stuff I wouldn’t trust anything under a buck a square foot to last very long. It’s easy to install and easier for someone else to install lol

The above methods will work great however they are extremely time consuming, one sure way to ruin a good day is to start stripping wallpaper. Another option is Kilz the walls and apply a texture over the top, either spray knockdown/splatter or trowel a finish, both with drywall mud. There are plenty of videos online for either one of these, I prefer trowel as its not hard and you can create many different styles, lightly sand if it’s to busy or thick and paint 2 coats of latex and your done.

So update on my 2018 goals. I sold my first flip (started Oct 2017) half way through remodel on second flip, multiple offers out on third house. New goal is to land a consistent lending source instead of patching funding together.

Depends on the condition. If it needs a lot of repairs that would be attractive to investors,if it is a good home and needs little work then find a listing agent and sell it. If time is an issue investors will close quicker, if your willing to maybe wait a little longer then it should get more on the open market.

If there is a rational explanation I would suspect burglary or the carbon monoxide explanation. Irrational explanations should be met with contained laughter and an eviction notice.

Any “ghosts” that stay longer than 14 days should be added to the lease and required to pay a security deposit imho
