@Richard F Williams if your goal is to move to Kansas why don’t you just list the house in Utah with a good agent with a repair allowance to the buyer and sell for as much as you can. Take the proceeds from the sale of the property and buy in Kansas, if you have that much equity in your current home that will go a long way here in Kansas buying something new.

@Joe S. I’ve paid anywhere from 10-20% in a second position, always best to wrap everything in one note though. Second position is not ideal for anyone.

@Joe S. I use private funds for all my flip purchases and rehab. My lenders loan total amount, I issue first position mortgage and a note and we average a 100-110 day return to our investors front close to back side closing. Access to capital has changed my business significantly. Buy deep and you won’t run the risk of getting caught upside down.
