Funny mole story, I️ had them at my last house I️ lived and tried traps and poison, someone said to stick a water hose and flush em out. It worked the mole flushed out a hole about 10 feet from where I️ was and flopped over. A few seconds later it started to run away so I️ zapped it with the water hose and stunned it again, this went on for a few minutes til the mole was running down the street. As a concerned citizen I️ chased the mole down the street with a shovel. Moral of the story is get rid of the moles. Seriously though, Kill the grubs they feed on and they will leave.

@Jody Schnurrenberger no relatives in Washington, that I know of. It’s ironic though I have an adopted son in Asheville, NC, I see your there or are investing there.

@Jody Schnurrenberger A few things I’ve done on flips but would also translate to rentals is motion sensor lights on both back and front porch, either hard wired or battery operated. I usually put some local artist art work up for staging, USB outlets, colorful accents (pendant lights, welcome mats, cabinet hardware) and put tons of glade plug ins in whatever scent goes with the season ( right now it’s Apple cinnamon for me, spring it will be fresh linen etc )

At the end of the day REI are business owners. By nature business owners scream independence and thrive on the chase. At the end of the day the 10% taking action hopped in the drivers seat, the 90% that didn't are just along for the ride and enjoying the scenery.

would definitely get another paint quote. That seems high. Also an expirenced painter could probably touch these up better than your tenant so get a quote on touch ups from painter or only repaint the worst walls completely.

You don’t have to reinvent the wheel. Like Michael says check similar comps in your area and stick with what’s working for others. Agents with an eye for design are helpful. Don’t feel like you have to push the envelope with something spectacular or trendy. A few “pops” of interest or a cool feature is enough, and keep the rest in line with your market and price point.

@JScott I guess the class of hoarder makes a difference. Good to know upscale hoarding can be lucrative.

OPM!! If you wait to save another 20% and go with straight conventional financing that could be awhile. Another option is if you have good credit to secure a personal loan based on your healthy credit. I did this and got $35,000 at 6.99% for a three year loan.
