I saw parts of a infomercial today about a company called Snap Flip. Anyone heard of them or know what they do?

I recently bought my second house to flip and there was usual junk left, but also a brand new carpet cleaner machine. So that got me thinking what was the most valuable or strangest thing you have discovered in a new RE acquisition? Funny story the first house I bought and am flipping one of my guys found a gold bracelet nestled in the window and I said throw it away but he insisted on keeping it,of course come to find out it was 14k gold made in Italy. I told him it was his Christmas bonus lol

My first thought is to verify if it is actually lead based paint, the painter may be upselling. If it’s not I agree to sand and use Durham’s to get it paint ready and finish it with oil enamel.

I considered them for a deal I was working on. They were not super responsive and the terms were not as favorable as I was looking for. That being said they did refund my $500 application fee after I said I was not interested in proceeding.

For rehabs I mostly use Lowes and buy the 20% off coupons off eBay. I’ve literally bought these standing in the checkout line. I’ve saved $600 so far on my current flip using these.

I would try the color Alabaster by Sherwin Williams in a semigloss Pro Classic enamel.

Probably depends on your market. If good deals are selling within a day then I would make offers early and with an inspection contingency. I think most markets however allow time for due diligence. Personally I don’t think I would ever buy a property sight unseen.

@Tris Rollins insurance will protect you all around on your properties however if you have a lot of personal wealth an LLC will safeguard your assets. That being said I did my first deal in my name.

If it’s a concrete surface that you will be applying an epoxy coating or a polyurea coating I would assume the mechanical grinding process a contractor would utilize to prep this floor would take care of all the problems on the concrete. I have done plenty of decorative floors and the grinders I have used take off everything, although it may make the smell worse while in process. This won’t help with the smell on any other surface though.
