Is the trick to wholesaling knowing where to do it?
I live in central Florida. Should I be targeting Orlando or the outlying areas? How do I know which are best?

Are you planning on assigning or purchasing? You mention not wanting to waste money. Marketing costs money! Here are a couple of thoughts:
1. line up private money. Then no worries about breaking any laws, etc. As a principal you can market anything you own, you can set the price, and control the deal 100%.
2. get licensed. Not only can you make additional money as an agent, but this will help in other ways as well. I have been approached by sellers. If they want to list it, you can do that as an agent. If they want it gone today, and you have funding, buy it. This will put you well ahead of many competitors.
