Post: Renting to a Contractor in exchange for work

I've seen a lot of horror stories from investors that I have tried this approach.  However, I have never seen anyone say that the idea worked as planned, & they were glad they did it.  Additionally, I don't recall anyone from a Bigger Pockets pod cast saying that they did this.

@Nathan Faucett First, call them and ask. Then call Foremost, Proper and maybe Cbiz.

When asking, be sure to ask what their lowest number of allowable days is.  You don't want to find out after you've already switched insurance companies that they have a requirement for more days than you are intending to allow.

@Joe DeSimpliciis; Welcome to Bigger Pockets!  Before I provide answers to your questions, I want to provide a disclaimer that I am not an expert & am only providing my experiences as answering your questions.  Individual results may vary.

How often did you travel to explore prospective neighborhoods?

I buy in neighborhoods that I know, & already have resources.  Travel has never been just to look at property.

How did you manage the budget for these trips?
When I do look at property, I am already in the area for another reason.  Property review has always been secondary.  Perhaps I'm visiting, staying for vacation, or a perspective area is in between two points of travel.

Does your job give the affordance to work remotely while on the trip?

Yes.

Do you try/are you able to group multiple property showings together for a single trip?
Always.  When I am going to view property while I am on vacation, I will sometimes set aside a day to just travel around & look at property.  Generally I have a few in mind, but have also asked the agent for a few recommendations as well.

Wishing you the best of luck!

As someone else has already suggested David Green's book, I will follow up with recommending Bigger Pockets episode #301 :

If you house-hack, & then after a year decide you want to move out of the area you could either sell for a profit on your effort, or find a management company & be an out of state investor.

For our unit in Akron, the water bill has to stay in our name as the property owners.  I don't know if you can evict over a utility bill.  What does your lease say?

Maybe the confusion in the water bill could be side-stepped by just including it in the rent.

Welcome to Bigger Pockets!

Have you listened to episode 301?  The guest Alex Felice covers out state investment very well.  I have recommended it a number of times.

Dan, I will send you a contact via private message.

Best of luck.

For $20k cash, I would look to Canton.  Not sure that's going to get you a desirable tenant in Akron.  Or use it as a down payment on a higher value property, and  get higher rents.

@Brendan Taylor would be able to provide some more insight into property values & tenants.

Best of luck with your search!
