I see people posting about vacation rentals on BiggerPockets often.  It's one of my keyword notifications.

@Terry Dunlap congrats!

If you are interested in more property in the Sandusky & Erie County area, I can recommend a local Real Estate agent.

Have you ever seen the homes down the Cedar Point Chaussee?  It is an amazing alternative way to drive into the theme park.

We stock our vacation rental with multiple sets of linens, as accidents do happen.  This allows the vacationer to quickly change the sheets, & not be interrupted.  The cleaning crew washes both sets upon checkout.

Yes, both of my current investments are out of the state.  The first one was originally a house that we lived in & when we moved we put it under property management.   It's an area that I know, & have tremendous resources in.  As for the 2nd, it is my first out of state purchase.  Obtaining the property was the easy part.  But really, it's too early to give any other feedback, only on my 2nd month of ownership.

Charlotte have you listened to episode 301 with Alex Felice?  If not, I highly recommend it.

Also, I will second everything that @James Wise outlined.

Congratulations Johnny!

What made you choose to go with Cleveland?

Are you going to continue to look for long distance investments?

If you are planning to buy with cash first & refinance later, you will be on the hook for doing the Title search.  I would reach out to local lawyers in the area, & discuss their referrals for a title company.  While you're already taking the time to talk to a real-estate lawyer about title companies, I would take the time to also discuss their recommendations for property management companies.  Buying using financing, the bank will do their diligence to check the title, buying in cash removes these efforts & shifts the responsibility to you as the buyer.

I reached out to realtors in my target area, & they set me to receive emails when multi-family homes in my target price show up on the market.  Additionally I get price drop update emails as well.

Best of luck!

@Clint Harris; Great post, thanks for sharing.

Are any of your STR in Wilmington in the Old Wilmington area? Do you know what their stance is on STR? Absolutely love that area, & have considered something down the road.

Looking at Old Wilmington, Zillow has listings of 'condos' which are some of the older houses, & sometimes they are listed as apartments.  From a remote view, it's all very confusing.

Thanks again.

@Diondre Person; I would recommend that you get in touch with @Brendan Taylor.   Great agent.

Also, if you are wanting to invest remotely, I can refer some good property managers.
