The landline must be provided for 911, especially for guests that stay out of the country as their cell phones may not work on our networks. It is a legal requirement for hotels, thus it carries over to STR. If you are already providing internet, you can by-pass the lack of a landline by getting a VOIP/SIP line & then use any touch tone (not rotary) phone with an ATA (analog telephone adapter). It is kind of like when over the air TV went digital, & everyone was getting digital converter boxes for their TVs. Alternatively, you might be able to use old cell-phones, as they are required to still provide 911 even with out service.

I don't understand how sealing eviction records would combat high eviction rates.  Unless I'm mistaken (& please correct me if I am), removing the ability for a landlord to screen problem tenants would flood the market with problem tenants, thus increasing the eviction rate.

Is your property currently on VRBO or AirBnB?  If not, then of course they all come from your PM's site.  If they are on there, what do the listings look like?  Especially in comparison to vacation rentals of similar properties in the same market?  If other properties in your market are not having trouble getting bookings on VRBO or AirBnB, then why would yours.

Apart from the upfront screening, as you mentioned, actually walking the property.  That kind of buildup doesn't happen overnight.  You or your property manager should be onsite at least once or twice a year.  That is in addition to any maintenance requests that the tenant puts in.

Our 3 Bedroom SFR in Kenmore has not had a rent increase in 8 years. Another 3 Bedroom SFR that I was targeting to pickup on the same block was purchased by someone else. Recently it has hit the market, & is at the same dollar amount as our existing SFR. A neighboring house is maybe $50 more per month, so I feel that our numbers, while not increased, are in the right amount for the neighborhood. Certainly not double what it was, ever.
