While I can't speak to their effectiveness, as I don't have rental units in Baltimore (yet), I can say that I see Bandit Signs quite often, even downtown.  & generally where there is that much smoke, there is bound to be a fire or two.

Cuyahoga Falls is certainly the nicer area, but I find that the houses in Akron are available for far cheaper, & the difference in tenant rent is only $200-$400 difference.  I've got a Condo in Cuyahoga Falls that I'm trying to get rid of, & while I have a single family home in Akron, I am currently looking to pick up some more properties.

It's hard to suggest a single area in particular (with regards to Akron), as there are so many vacancies, it really is a buyers market.  Having a knowledgable property manager that can spot repair issues like a load barring wall, or a crumbling chimney is going to save you from a money pit.

Some roads cover a diverse range, as they can stretch from really good neighborhoods into really bad neighborhoods.  The single most area that I was stay away from is North Howard Street, from downtown until it crosses over Cuyahoga Falls Ave.  Recently I have been looking towards the Firestone Park & Kenmore areas. But again there are deals all over.

@Sheri Collins Can you recommend a property manager or property management company in the city?  Also, I would be interested to read about any progress that you have had in the 7 months since posting this.   Wife & I moved to Baltimore a few years ago, & we absolutely love it here.

I have my own webhosting, & would be happy to help you set this up, set it up for you, or answer any questions you have in trade for your experience & knowledge with rentals.  I'm not trying to solicit any services, I'm willing to do at my own cost (domain names are less than $20 & no cost to me for hosting).  Just looking to reach out to experienced individuals.  Feel free to connect with me to discuss, as again I don't want to spam here, or make it seem like I'm trying to sell a service.

Additionally, I would suggest against using Wix.  A previous web customer that I had, Wix kept their domain when he left their services.  If you are looking to set this up yourself, I would recommend a web hosting company other than Wix.

Ideally, you pay to own the domain name (like a phone number), & that needs to point to a name server.  Name servers are handled over DNS, & will point the domain name to the server that hosts & serves the files.  Some places like GoDaddy/HostGator are going to sell a package to wrap all of this into one.  

My two properties are in Akron, Ohio, as well as a close friend has four in another city.  But just referencing the state of Ohio is kind of a broad stroke, as there are many large & rural suburban areas.  Obviously there are the bigger cities, Cleveland, Columbus, Cincinnati, the smaller cities, Toledo, Akron, Dayton, & even smaller towns like Sandusky, Fremont, Mansfield.   While I don't know the anywhere close the entire state intimately, we have been successful with our areas at an introductory level.  Lots of available units, with the property values lower now, & no shortage of tenants.

Wow, very well done!  Do you attribute the sports success to any financial (long term) impact to Cleveland?  I know they have come a long way with re-facing their down town, especially down Euclid, but I've been curious to see how the successes in 2016 may help improve Cleveland as a family destination option.

@Thesda McIvor, I just joined this week myself, after about a month of watching the podcast YouTube videos from a recommendation of a friend.  As of 3 years, I am new to the Baltimore area, however my rental property is in Akron Ohio.  Would be interested to get together for coffee sometime, as I've got a lot to learn about the differences in laws & taxes of this area.

How automated are you looking?  Over the years I have setup a few asterisk phone systems, for their own various usages.  There is a way to auto dial & once your phone rings, when you answer it's dialing the desired caller.  I'm sure this is something that I could setup in exchange for experience information.  Although admittedly Delaware isn't on my radar.
