How to start investing in real estate

I live in Southern California and I want to start investing in real estate I am not a handy man Soo I wanna focus on the buy and hold strategy How much $$ will I need to get started also recommend what type of real estate I look for ? Duplex ? Condo ? Single family home California prices are very expensive I am open to look out of state as well need some guidance.

@Shawn Afshar of the couple hundred out of state investors I saw come to Oklahoma last year I'd say at least a 3rd were from CA. It's a great buy and hold market worth looking into! You can lock down a cash flowing rental with the purchase price of 60-80k so assuming a 75k purchase price you'll bring 15k down as well as 2.5 for closing costs and 2.5k for prepaid taxes and insurance. Closing will likely cost less than that, but I like to build in a bit of buffer just in case!
