I would replace a few planks and have it repainted. Keep the current siding as long as possible before eventually replacing all of it. As long as nothing is leaking or rotting out the framing I would think you should be ok.

I don't, my tenants bank automatically sends me a physical check via mail each month. Then I deposit it into my bank account on my banking app by taking a picture. Its simple enough but I assume if I had several properties I would need something easier.

I'm not too concerned, I'm gonna make money regardless. I can vote on various issues or people that I believe may have my best interest at heart but that's about all I can do.

It doesn't matter if your having second thoughts now. You already posted the eviction notice. As a business owner and a man, you have to keep your word, own your decisions and move forward with the eviction. If he's prone to accidental discharges it certainly does put his neighbor at risk. Moreover, loud parties alone are enough to evict someone.

I just received my Colorado Broker's License. I'm currently inactive and exploring various options. But in the mean time, I was hoping I could search the Multiple Listing Service for my next rental unit. I've searched a ton for the site but it all seems to be generic house posting sites. Is the MLS only available to real estate companies or am I looking in the wrong place? I was under the impression that if I'm licensed (regardless if im actively selling with a firm) I would have access to the MLS, was I dumb for thinking this?

If you're thinking about investing and have the means, jump in. As long as your cash flowing will it matter if a house will be cheaper a year from now?

If the numbers made sense I would love to eventually own the Apartment Building with 10+ units. Seems like it would be easier to sell after I was done cash flowing like crazy as someone is buying the entire business. I also think it would reduce work by having all the units in one place.

Fire the manager, they don't get to make decisions like that without consulting you. This wont be last time he or she defies you. Unless you have a contract with them that states its at their discretion to raise rents or to not. Don't bother getting a lawyer. Just let them go. Why do you even have to ask BP? Are you having a moral dilemma. Your the boss, if this isn't easy, rethink what you're doing.
