There are cheaper ways of becoming a real estate agent that don't involve 4 years of your life. Or you could join the military and buy a home at each duty station.

I agree with the other writers, the company is taking too much from you at 30%. Is it growing any equity? Lock boxes, locals (or somewhat local) for cleaning, automate more, increase occupancy.

I would be checking the air filters on the furnace on your routine visits and encouraging frequent changing. I think retrievers shed a lot. If hair starts to suffocate the filter your gonna shorten the life span of the furnace. The dog will put wear and tear on floors, carpet and yards regardless of how well behaved he is. You need to know in advance if this is something you really want to allow and stick to your decision.

@Anthony Dooley your one example of the police not wanting to see footage isn't an absolute fact for all rentals across the US. Even if the police didn't want footage for a robbery, im sure it could be used as evidence for worse crimes. That's besides the point though, if she wants it she wants it.

Look for stability at work, a tenant having the same job for a year or longer is a good sign. If your able to message them directly, ask boatloads of questions about hobbies, life, expectations of a landlord etc. If they get impatient you know who to cut out. Test em.

I would sell this property if you can afford to lose it. Insurance will get worse and the fires are an actual valid concern for the area.

Once her support system leaves the main house, she will likely move on. If she doesn't, call the police, she has no right to the property and the structure is likely dangerous and illegally built. I don't know anything about Florida though, hopefully there isn't some obscure law that allows her to stay. Offer to assist her in moving if she plays hardball, throw her $100.00. Change all the locks when this group leaves.

Its not worth the stress, this will be a continuing issue every month and eventually she would reach a point in which she has nothing to lose and refuses to pay altogether.

Get rid of this tenant the fastest way you can. He doesn't get to ignore his landlord and still live there.
