If your strategy is to buy and hold, can you not make money on a deal that's on the MLS? Purchase a large single family home that's move-in ready at a competitive price and rent out each room individually for a ROI. May not be the best ROI but its better than nothing and there is still money to be made. If you were once finding great off-market deals and they're no longer there, it just means they went to market at a slightly higher price.

I own one unit in a college town and my current tenant is a student. She never once mentioned Covid nor did she ask for more time or rent decreases. My thought process is that quality tenants are quality tenants regardless of circumstances. Smart people have savings in place for such an event. I do a ton of work on the front end to find a great tenant, and in this case it paid off.

I'm a junior real estate agent and a junior investor. I'm licensed in the state of Colorado but would love to purchase a small rental in Tulsa, OK. Clearly, I cant represent myself in the transaction and intend to use an agent out there. Am I able to receive a referral fee from the agent on my own deal? Oklahoma doesn't allow dual agency, but would it benefit me in some way to reach out to the same brokerage that the listing agent works at in order to keep more money in that brokerage and thus attempt to obtain a larger amount? I'm searching in the sub $50,000 range so there isn't a ton of meat on the bone, but even If I can get back $300.00 in a referral fee that would pay for the plane ticket out there. Is there anything I'm missing or failing to realize here? Like I said I'm a junior agent.

I have a rental unit in Fort Collins, CO. The winters can be bad but not terrible. I had a couple of baseboard heaters go out in the dead of winter and made it a point to have them serviced immediately. I went through about 6 electricians before I found one available. So I would say be ready to have several electricians on standby just in case heating goes out rather than just a "favorite contractor". Its important that tenants know you are working as quickly as possible to restore it.

Just politely say no thanks and you are considering other candidates. Your not legally wrong in any way.

Find a real estate agent that will work on your schedule and not pass you off to an assistant. Ask about this in your first call. If they cant agree, find the next one. As far as renting out a portion, ensure that everything is official and on paper. As you are student some people may assume this is a flexible situation and maybe they can go home and break the lease when the semester ends. Ensure they are aware that they are in a lease with actual terms.

@Jamaal Gibbs a cheaper home equals a cheaper mortgage payment overall, which leads to larger cash flow as a rental unit. I think anyone would rather spend $90,000 on a condo versus $120,000.

My current hurdle is the thought of homes being cheaper next year. While I currently own 2, I would love to buy another but each month I view them they seem to be $2000.00 cheaper in the greater Denver area.
