Chetan, Do the right thing and kick all of them out, it seems like the guy violated the lease as well by having a person reside there that wasn't on the lease. So he cant be trusted either.

@Samantha Miller This is extreme. I would again ask them to remove or I would find a new lender under principal alone. You're a customer, there making money off of you. Three options, lie to them, walk away, or suck it up for 12 months.

What the lender doesn't know wont hurt him. Enough said. Or, give the rooms away for free and simply accept money as a "gift".

My wife and I saved every penny we made in the U.S. Navy and found ourselves with $116,000 in cash. Luckily it was 2011 and we had options. Watched youtube videos to spruce up the place myself. The property has doubled in value and I clear $800 a month from tenants.

Mike, Thanks for responding! I prefer the ceiling to be exposed as it is. The look i was going for was an industrial loft style. This was achieved with just $700.00. I feel as though sheetrock and insulkation in the ceiling would cost another couple grand as im not able to do it myself.

Logan, Thanks for responding! I bought the condo in 2011 when it was common to see properties for less than $100,000. At the time I was able to secure a loan at 3.25% as I put 50% down.

I had to lower the rent recently to $1185.00 as Fort Collins had an influx of new rental properties. But for 3 years I was getting $1320.00.

 So here is the situation. I cleared out my game room in my 3 bedroom home in order to make space for a potential second roommate. I did a partial remodel in the basement which consisted of painted ceilings and laminate plank flooring. Its my new nerd cave. I wanted to do it myself and ensure it wasn't a full finish to avoid paying property taxes on additional livable square footage. Its clearly a DIY job as the reno has a lot of imperfections. The question is; have I added any value to the home? If I decide to sell, can I raise the value of the property by having such a reno? Or, will buyers ignore it as its technically unfinished?
