If you were to look Into a long distance market to purchase BRRRs and fix/flip what would be your criteria when beginning your search?

I have read Mr. Greens book and am looking for some other experienced investors out their to see how they identify a market green light.

Hi Brody, I am new to investing and woth my family in a SFR I decided with my construction experience to build a 2 br rental unit on the side of my house. Construction will start within two months and take approx 12 months. If all my conservative numbers play out I should reduce my current mortgage by 2000 a month and have 150k of equity increase on my home. Of course this also depends on the market. But my wife and myself are very conservative in our numbers.

California is definitely a challenging market. I am in the same boat. However their is always deals. It’s just how you look at them and changing perspective. I watched a BP podcast 

His market in Seattle is a tough market. But finding ways to add value to any deal made him successful.

This would be a great situation for seller financing for the triplex. Writing a deal where you both benefit till you have enough capital to purchase while doing the flip.

Good afternoon,

My question is of the legal side protecting myself and two other friends who would like to invest together. We have all came to conclusion that we would like to buy a rental property together. I am currently a rental owner and would like to protect my assets and family. I have never invested with others.

My question is do we start an LLC together and then go to a bank? Or do we go to a bank together, get preapproved and sign the lease over to an LLC later?

Any recommendations on this topic or starting a real estate group like this?
