Hello group!!!

I’m looking for some advice. If I own a portfolio of single family homes under one commercial loan. How/can I sell each property off individually until I pay off the loan entirely? Is this possible and or can it be done?

I’m looking at buying a portfolio for sale. I don’t know much about the portfolio loans in general. If I wanted to sell properties out of the portfolio is it a simple process? Some of the properties in the portfolio I’m not interested in.

Looking to acquire a 5 unit complex. Vacant property with some rehab required.

My question. While doing BRRRR for 5+ units, how long after getting tenants in does commercial lending require before considering the NOI?

What do I need to consider?

Same here Peter. Currently wiring up the ADU on my SFR. Definitely a good strategy for Californians. We may finish this and move to another home and do the same. Excited to get this first one finished.
