Hi Gabriel I’m in the same bot as you. Finishing a Brrrr here in NorCal then I am going to begin long distance. I read David Greene’s long distance investing which was helpful. Talks about how to acquire your core four. Their is a podcast with Alex felice talking about this. We should connect and help each other out as we go.

I’m currently networking in NC amd trying to focus down my searches.

Hi BP friends. I’m looking for some advice from people who are doing long distance investing. Preferably I’d like my money to go as far as it can and direct mail from what I’ve found is one of the great ways to find off market deals.

Does anyone have any experience with long distance direct mail?

Has anyone been apart of Ryan Dossey's mastermind program? I'm looking into this after I finish my current local BRRR

Any helpful advice would be most appreciated.

Definitely let me know. Good luck. My plan is to finish my brrrr and then move forward with his program as well. I’ve also been networking out of state to identify specific market to begin. California I believe can make it happen but the capital needed and rental laws make things a little more challenging

The permits have definitely been a slow process. I’m happy we are finally moving forward. I am doing a majority of the work myself and am using subcontractors for the stuff I don’t like. Message me and I can share my experience and we can connect. I see you are a realtor and am looking to network locally.

Hi Maria,

Good work getting into our market. No easy task.

Our ADU is moving slowly but finally picking up speed. The city has been the worst in the sense of time. They say it's covid that's causing them to be slow. We should have it completed before spring. One bedroom, attached, 700 sqft. I think the ADU concept in California to add revenue to a SFR is huge.

Thank you Trent. Yes I have narrowed my market to Wilmington NC. How ever still open to other markets. I agree it seems that many of the multi family have already been touched with others buying low selling high or renovating them. Those that are on the market for a long time appear to be lower class neighborhoods. Still establishing my core four to help better understand these specific neighborhoods. I’m also patient enough to wait for the right deal. I’m not going to jump just because I want to get in now. A deal is a deal.

I am looking to purchase my first investment property long distance. I have narrowed my markets and have begun growing my core 4. However I've come to a cross roads of what my next step should be for property type. I am more then comfortable to BRRRR properties with my history in construction.

But to reach my goal of financial freedom in 5 years what property type should I purchase? SF or Small MF? Cash flow is goal 1 with a 12%+ ROI. Any advice to help me move forward?
