I am looking for the owner of a property and every document I can find on the person just has their last name and the first initial of the first name. How do I find out their first name so I can search them out to contact?

Yeah I did that and it gave me about 500K. Dont know how he was in contract for 225K if he still has a balance of 500k though. However, even at 500K its still seems to be a good deal. Guess im going to have to just get ahold of the guy.

I am building a targeted list and am trying to figure out how I find out if there is equity in a property.

I found a home that was in contract for 225K in 2014 but has not closed.. It is in super rough shape but ARV would easily be 1MM. Probably take 300k to remodel the entire home. I see that the guy had a mortgage 10 years ago for 600K. Is there a reliable way of finding out the balance of the mortgage without asking the guy? Any service that would tell me this?

I plan on calling the owner, sending him a letter, emailing the attorney that was representing him, calling that attorney, sending that attorney a letter.... at least to start.

Hi @Shiv Choythani and @Eric P. maybe we can all partner on something. I have a brother in law in the business (not on speaking terms) that make a killing on Brooklyn rehabs. I have lots of ideas on getting properties and have had custom programs built to get marketing lists. Shoot me a PM and lets talk.

Hello Everybody!

I have gained a ton of information from this sub and want to thank everybody for creating such a great resource of information. I thought I would post this and see if I could find a partner or two to start my career in real estate investing.

Basically, I want to be the money partner for the first few transactions to an experienced investor so that I can learn as much as I can about the business. I am mostly interested in BRRR but am find with Fix and Flip type of deals as well. I have 100-150K to put towards deals and would hope that my partner would bring an equal value of capital or experience to the table. If anybody would be interested in discussing please contact me!

Hello,

I am starting to look at property for Rehab and would like to hook up with an investor friendly real estate agent not only for listing the rehabbed property but to also help with minimum analysis (such as comps, ARV, time on market)

Any suggestions?

For the people that have utilized direct mail. Did you notice that most of your respondants all responded at the same time? Do most people call as soon as they get the letter or is it within a week etc etc. Just trying to nail down some logistics.
