I am seriously lacking good deals being brought to me. I am typically seeking single and multifamily (commercial) deals with no structural issues and I use ARV * 0.70 - Rehab to calculate the worthiness.

The wholesalers I run across in Connecticut continue to bring garbage to me.

99.99% of " wholesalers " are full of BS. You need to market for end users. YES vet them. I never even send a prop without talking with the buyer and seeing a POF. I have had clowns try and sell me my own property,

Tread carefully with this type of guidance. As a known investor, I am not certain that I want to go back and forth with a wholesaler to prove myself without having a viable deal on the table.

Can a Commercial Real Estate Agent explain why a buyer of a multifamily apartment pay high interests on a property with a current low cap rate?

I have flipped four houses and have never gotten an inspection. I believe it is important as an investor to develop an eye for inspecting real estate

What is the secret to finding wholesalers in Connecticut that have correctly priced deals?

I know of several foreclosures that did not sell at auction and would like to contact the bank directly. I cannot identify any direct contact information. Is there a master list of banks and contact information anywhere?
