 Is spot on. Hence why I asked why I am not running across any quality wholesalers in Connecticut. I hope with interest rates being so high that I can have one or two of them share a deal worth considering...

You cannot learn long-distance. I would be game to assist you with purchasing a home in Connecticut where we choose the property together and you pay me a project management fee to oversee rehab?

How come there are no effective wholesalers that are hitting it out of the park in Connecticut? Is there something about our market that makes wholesaling more difficult?

How can I find recent buyers of new builds (2020 and newer) in Florida (from Clermont to Daytona Beach) that may be compelled to sell because their employer is mandating a return to the office? What strategy should I use to quickly and cheaply identify this individuals. Feels like a scenario with lots of potential profit.

Yes there is a lot that comes after the ability to find multifamily plans, but it starts with:

- Where can I download full plans that are available at no upfront cost.

Does your current knowledge include the ability to thoroughly run the numbers on a ground up development? If the answer to this question is “no”, you need a good deal more than getting a set of plans and a cost quote.

Hard cost is one of many factors in a ground up project and is basically useless unless you have the ability to plug it into a comprehensive pro forma analysis.

 I will be using the plans as part of a discussion with a contractor. That will help me fill in the blanks in my knowledge. They have built homes before.

@Scott Johnson The seller was a distant cousin to the person that died. She believes the deceased did not have any living relatives and did not leave a will. The attorneys won't be helpful in this scenario because this is about family members not filing wills that went through probate. 

I am hoping a lawyer from Pennsylvania will come along with a solution.

Where can I find Multifamily building plans and accompanying bid packages at no cost. I am trying to fill in gaps in my knowledge. Watched a video on Youtube where they suggested building new might make more sense in todays real estate market.

I am planning on bidding on multiple properties at an upcoming tax sale and wanted to get Costar reports on them. Looking for the lowest cost source for costar reports that offers quick turnaround. Any suggestions?
