Hey man, what did you decide to use? we ended up building out a custom system to find owner addresses and manage leads with our virtual phone system. We even decided to include principles of the business names in our direct mailing, not just Dear ABC, LLC. Yaaaaa, it took way to long but we're seeing results when our VA's text us to call John about selling his place! Let me know if you need help! The hard work is worth it.

Did you find a service to use yet? we tested a bunch of different ones then ended up just buying memberships for us and our partners. I'd be curious to see if our research led us to the same ones. Also, we ran into some issues with providers not sending a dnc list along with the phone number. Also also, it might pay to do some reading on TCPA compliance and autodialers if you're going to go that route. There's a bunch of information that goes overlooked.

Hi Catherine! podio is the most sophisticated platform to use when it's set up correctly! I'm not affiliated with it. Just a happy customer :) what did you decide to use for CRM?

List source and then skip trace. But there are minimum purchase amounts. Be careful with skip tracing, there's a lot of bad information and bad lists out there.

Ya purchasing lists from good companies is the best. pay more for a better list. If the best alternative is typing in random digits on your keypad and asking if they own a house then I'd say buy a list... :)
and be careful dialing numbers and look into TCPA Compliance in relation to auto dialers. There has been some new rulings that might get you fined up to $1,500 per offense. Talk to an attorney before starting, we have one on retainer for all our partners that we work with. Better to be safe then sued for millions of dollars! :)

Google voice is #1 - Hands down
Verizon has an app called One Talk that is similar. I'd say this is #2.

Hi Clint! We had so many issues with CRM for our services, I can definitely relate. We've tried almost every one out there. We thought we had a solution with a custom made solution for investors. BUTTTTTTT the interface made it difficult to use. We ended up creating a custom solution on podio that ties into our virtual phone system that allows us to send unlimited manual texts, get unlimited phone numbers and make unlimited calls! The best part is that each time there is communication between us and potential sellers it all is automatically documented into our CRM. I trained my VA's to answer every call (virtually in Idaho and the Philippines) on the system, and respond to every text so no lead/rock goes unturned! :)
They text me when there are hot or warm leads and I make the call and work on building more rapport/closing. They deal with all the angry people and I deal with the ones that actually want to talk to me.
it's been a busy couple weeks but that's the route I'd recommend going. Let me know if you have any questions.
