I'm very interested in other countries. The same numbers should apply... it's difficult to find a 2% property around here. When I find a 2% property listed on the market it's usually in a horrible neighborhood. I'd be skeptical of 2% properties but that doesn't mean they aren't out there.

@Carlos Hernandez become financially ready is the most important, the next most important is learn. Listen to every podcast and read every book you can. you can do those both at the same time. :)

@Randy McDonald If you have any concerns with investing I'd recommend just starting with a duplex. Live in one unit and rent the other. The term is "house hack"

Congrats on the property, sounds like a good one! Instead of refinancing could you just put your monthly cashflow to pay down the principle?

I like the can do attitude! I'd look for a portfolio lender to handle the financing. Or close with hard money and refi.
