Hi Michael, Unfortunately I've had to cancel CallText. I was charged $199 for this month. I called to cancel the payment but I was 10 hours late and my card was charged $199. I spoke with someone at Call Text and they informed me they are unable to refund my money.
$199 for the Calltext.com software that I won't be using is a significant sum of money. Since it's your company do you have authority to refund this charge to my card?
The customer service agent (Gabriel) has been great so far. I'm just wondering if you could do one final favor.
If you don't respond I will assume that there will be no refund for the $199.

Flip for your down payments and then brrrr the buy and hole properties to keep the snowball rolling. It’s common to both at the same time.

States post the business ownership information online. Just lookup (“state” business lookup) on google and you usually find what you need.

@Alec Avery nearly any investment with students renting per bedroom will be better cashflow than a normal single family with 1 tenant. Just keep in mind it’s usually more work unless you get them all on one lease.

I don’t know the area as well as you but going from $1,400 to $2,000 seems a little high. I don’t want to see you get into a property hoping for massive appreciation when maybe $1,700 might be more realistic.

Assuming your numbers are accurate student rentals can be very lucrative! I have many friends cashflowing $400 to $500 more per unit then they would be with standard rentals!

Nothing specific, a couple lenders were turned off by the fact that it had a couple large single family homes converted to multi familys. At least thats what they said.

We were like 100sq away from subdividing the property and selling each house off separately as a 2-4 unit building on the mls but the city wasn’t playing nice and and didn’t want that to happen.

But things worked out :)

@Jay Hinrichs the Icon A5? Ya that’s a futuristic looking plane. Especially the controls. I’ll take it for 30% off in 4 years after someone else figures out the bugs on their new plane at 9,000’

I was looking at the super petrel and the seamax. Both are “budget” LSA. Whatever “budget” means ;)

There’s something about the biplane that makes me want it more. It’s so unique.

There are a few things to accomplish before I buy one of these toys, but still fun to set goals!

That sr22 looks like a real sharp plane. I love how there are some real quality plane manufacturers in the far north with Cirrus in Duluth and Quest in Sandpoint.

looks like there’s some fun elevation surrounding that Chelan airport...

We never made it up that far. The closest we were to Chelan was when we flew... I mean, on step, underneath the I90 bridge that crosses the Columbia by Vantage.

Telling the story for a friend... we had a little experimental Lake Buccaneer. Super fun to fly around that area. Good times, I miss those days.

I think it comes down to what you’re better equipped to handle. If all things are equal (except the number of units) and you can satisfy the down payment on commercial then it makes sense to go for more units (same amount of work for more reward). if you have better connections, lenders, and leads on <4 units then I’d try and pick up a few more of those.

I had a small commercial multi family last year with multiple buildings on one lot. It was difficult to get the refi completed so we ended up selling. The small 2-4 units were easy home runs on the refis since our lenders were comfortable with those.
