I take it that no responses on this post means that skip tracing is harder than people think! lol. We struggled to find something affordable for a while. We ended up just getting memberships to multiple sites and do the skip tracing for our partners under 1 account. How big is your list? You could always just search google for owner name + address and see what comes up. If you don't feel like getting into a lawsuit you should scrub against the DNC and known litigator list. you might not technically be "telemarketing" but lawsuits have been going wild lately. Not legal advice, just my opinion. :)

We've compared 3 or 4 different sources online and some of them provide pretty inaccurate data. It's difficult to find a good source unless your paying the $$$. My partners and I ended up getting a membership to a couple different sites. What company did you decide to use?

If you don't want to pay for phone numbers then just search the name + address in google. you'd be surprised what's out there!

Unless you're paying money to a reputable company you're going to have issues with accuracy. We're doing thousands of numbers for our business and our partners so we can keep our costs low with our memberships. Also, make sure you scrub against the DNC list and known litigator lists. What you're doing isn't technically "telemarketing" however, getting into a lawsuit and paying legal costs isn't something I'd imagine you'd want to be risking.

@Kristy F. He might be trying to not be shady but they’re as definitely some confusion. The idea makes sense when the contractor tells you that you cover fixtures and finishes. He knows the cost of subfloor but he doesn’t know the cost of the toilet you’re going to buy. You might like the $98 Home Depot special or maybe a $1,000 bidet is your style.

He doesn’t want to get stuck with the extra cost.

Have him provide allowances for fixtures, finishes and installation so you have a better idea of final costs.

Better yet. Pick out the finishes now and tell him to include the materials and install into the bid.

If there’s confusion I wouldn’t be signing the contract, and definitely don’t let him start work.

Having him start work is the fastest way to butt heads and have him leave you with a gutted house that you’re stuck with! :)

I know this is a late reply but here's part of the information that I've put together for Jacksonville. Green are the nicer areas, orange are the average areas that have good cashflow, red are areas that you should be avoiding.

I’m having no problems finding the 1% rule on different markets. Sometimes the 1% rule isn’t even a good deal on these markets! You’ll have a real hard time finding this in cities with more price volatility right now.

Just don’t give them “rich dad poor dad” or they’d find away to get into a lease to own contract and own your property in a couple years! :)
