All points mentioned above I definitely agree with.  Western Hancock county is definitely expanding and that is a good thing to keep in mind.  If you're targeting MFH's you have a much easier time in Greenfield.  Brownsburg is very nice and desirable as well. Properties in Brownsburg rent for more and rent faster than Greenfield as well. Hope that helps!

I would definitely increase the rent let's say 3% depending on your market.  I agree with the philosophy of doing it in smaller increments as well maybe $50-$100 at a time.  You don't have to justify it with your tenant either, it's a business.  Tenants will try to personalize everything.  If the tenant starts looking at comp properties in the same location he should realize you're being reasonable and won't be incentivized to move.  On the flip side, if you feel like you could get market rent with a short vacancy $400 under market is significant you may give him notice or the option to pay market rent. I see either option as a win-win. If he stays, no vacancy and good renter. If he moves, better cash flow but some vacancy and some uncertainty about new renter.

Like many others have stated here, the Midwest has a lot to offer.  This really should boil down to how flexible you are with your work and familial situation.  Midwest is known for its affordability and good educational options.  You'll get all four seasons here and you're within a few hours of other major markets.  Our downtown is flourishing and a lot of investors have moved here permanently or temporarily to start their investment journey.  I've heard we're pretty similar to Columbus, Ohio as well so it seems like there are several options to consider.

I'm a big fan of South Indy and has legitimate growth/appreciation and is a very desirable location.  Johnson county is also doing really well. Let me know if you need help with comparative market analysis for this area.
