I agree on getting an addendum in place that would outline the rules and expectations. IMO the pet shouldn't be an X factor on how the tenant treats the property.  You can also earn additional rent income because of the pet.  The renter will still be responsible for damages done to the property.  For liability purposes, I would not allow any aggressive breeds. At the end of the day, you have to be open to animals in the home as service animals and emotional support are exempt of pet clauses by law.  Hope this helps!

In our market, it's important to get rent comps from local experts.  This city is so inconsistent and certain areas are changing rapidly.

@Gloria N Gear You are a fan of the West side!  I'm thinking about picking up a duplex at Michigan and Concord - how do you feel about that specific intersection?  I've been trying to spend more time over there but haven't been able to yet.

We actually offer tiers of service starting at 10% and top shelf being 12%.  We don't get a ton of bites but it's elective and the clients decides the plan they want.  I'm in the Indy market as well, so I would guess it would vary depending on how expensive your market is.  In my experience, if the potential client understand the value of what you charge you should be good.  Good luck to you!

Hi Hadas,



Greenfield: Nice blue collar market with continued growth, decent schools

Greenwood: Growth market, good schools, centrally South of Indy.  Mostly A/B properties

Plainfield: Smaller version of greenwood

Mapleton-Fall Creek: Gentrifying area, a lot of active buy and flips.

Beech Grove: Older well established blue collar. Central location.

Garfield Park: Growing area, up and coming.

Brownsburg: A/B properties, great schools, growing area

Irvington: Old historic neighborhood, good rents but not high end

Eagledale - Affordable C class neighborhood

Lawrence: ton of rentals, North Lawrence is A - South Lawrence is C.

Little Flower - Small neighborhood North of Irvington, not as much presitge but has some historic attractiveness depending on street
